Here's what each service is, when you need it, and what's included.
Every job is handled by one person from start to finish and reviewed by a Georgia licensed surveyor, and every survey plat is signed and sealed.
Boundary Surveys
What it is. A boundary survey shows where your property lines are on the ground. We research the deeds and plats for your property and the properties around it, search for the existing corner markers, set any missing corners, and prepare a signed and sealed survey plat.
When you need it. Buying or selling land, putting up a fence, building near a line, settling a question with a neighbor, or when the corners you have don't seem right.
What's included. Record research, a field search for existing monuments, corners set where needed, and a plat showing your lines, corners, and anything that conflicts with them, like fences or another survey's pins. We're available to go over anything you have questions about.
Property Corner Recovery
What it is. We research the records for your property, find your corners, confirm they're in the right place, and set any that are missing. You get your corners marked on the ground, without a full survey plat.
When you need it. When you just need to know where your corners are, like before planning a fence or clearing, and don't need a survey plat.
What's included. Record research, a field search for your corner markers, new pins set where corners are missing, and flagging so you can see them. If you also need a signed and sealed plat, a boundary survey is the better fit.
Property Line Staking
What it is. We mark the line between your corners with stakes and flagging so you can see exactly where your property ends.
When you need it. Building a fence, clearing a line, settling a question with a neighbor, or anytime you need to see your line on the ground.
What's included. The same record research and corner work as a boundary survey, with any missing pins set, plus stakes and flagging along the line between your corners at the spacing you need.
Lot Splits & Subdivision Plats
What it is. A lot split divides one property into two or more new lots. We prepare the plat for county review.
When you need it. Dividing land for family, selling off part of a property, or creating building lots.
What's included. Research and a boundary survey of the original property, the new lot lines laid out to meet county requirements, and a plat prepared for county review. Every county handles approval and recording a little differently, so we'll explain how it works in yours before we start. We focus on the survey and plat; we don't provide engineering, site design, or permitting.
Lot Consolidations
What it is. A lot consolidation combines two or more lots into one.
When you need it. Building across an old lot line, simplifying ownership, or meeting county requirements for a project.
What's included. Research and a survey of the lots involved and a consolidation plat prepared for county review. We'll explain your county's process before we start.
Topographic Surveys
What it is. A topographic survey maps the shape of the ground and the features on it, like elevations, trees, buildings, and drainage.
When you need it. Planning a home, addition, driveway, or other improvement where the lay of the land matters.
What's included. Field-measured elevations and features, with contours, on a signed and sealed drawing.
ALTA/NSPS Land Title Surveys
What it is. A detailed survey to national standards, showing boundaries, easements, improvements, and other items lenders and title companies require for commercial property.
When you need it. Buying, selling, or refinancing commercial property when the lender or title company requires an ALTA survey.
What's included. Full boundary research and survey, plus the specific items your lender or title company selects. Every ALTA is quoted individually based on the property and the items required.
Boundary Questions & Retracement Surveys
Conflicting surveys, missing corners, or old plats that don't fit the ground. These are the jobs we specialize in.
