Frequently Asked Questions
Short answers to the questions we hear most. If yours isn't covered here, just reach out.
How long does a survey take?
It depends on our schedule and the size of the job. Our current timeframe is included with every quote, and the clock starts once we receive your signed proposal.
How much does a survey cost?
Every property is different. The fee depends on the size of the property, the terrain, and how much record research is needed. You'll get a fixed quote before any work starts. Our fees are based on the effort it takes to do the job properly, never on rushing it.
Do I need to be there?
Usually not. Just make sure gates are unlocked and any animals are put up on the day we're out.
What's the difference between corner recovery and a boundary survey?
Every job starts with the same record research and corner search, and we set any missing pins. The difference is what you get at the end: corner recovery and line staking mark your corners or line on the ground, while a boundary survey also includes a signed and sealed plat.
Will you set new pins?
Yes. On boundary surveys, corner recovery, line staking, and ALTA surveys, we set new pins where corners are missing or can't be trusted. On lot splits and subdivisions, we also set pins at every new corner we create.
My neighbor's survey doesn't match mine. What now?
This happens more than you'd think, usually because of old records that conflict or markers that were disturbed over the years. We trace both properties back to the original records and evidence to find out where the lines belong and why the surveys differ.

I want to split my land. How does that work?
We survey the property, lay out the new lots to meet county requirements, and prepare a plat for county review. Every county handles approval and recording a little differently, and some have rules about lot size and road frontage, so tell us what you have in mind and we'll explain what's possible.
What will I receive at the end?
For a boundary survey, a signed and sealed survey plat. We're always available to go over anything about it.
Do you do engineering, site plans, or construction staking?
No. We focus on boundary and land surveying, so we don't provide engineering, site design, permitting, or construction staking.
